I urge extreme caution when dealing with Private Investors on this site. Every single one of them I've dealt with have all been fee-first loan scammers. I'm up to over a dozen now. I've posted several of the worse ones here on this site under a different discussion thread.

I have a couple of sites for POF but mostly POF is a fairy tale. They haven't been worth the cheap paper they are printed on. It's still a loan and can be turned down. I found out the hard way that CIX.COM and these other sites promise more than they really will deliver. All cash deals are only available... Mobile homes/trailer parks

It seems like I am finding a lot of good mobile home deals and the only downside is the parks all have requirements(by laws) to be met. Is this something I should stay away from or is it not as bad as it looks? . Posted 08/15/17 . Posted 08/16/17 - Updated 7 hours ago
That is correct. They hold you as a captive. They need to approve the buyer, tenant, and most likely require fees to do so. Their goal is to not have the lot rent paid so they can get the mobile home for free or as little as possible. If you get the land with it, that's a plus, but the price is also... More a lot higher. Mobile homes are NOT houses and need to be treated as such. I would not purchase any mobile home older than 1980. The other thing, in Florida is that each side has title. Without that, you may never be able to sell that or someone else may own it. If you are cautious and work with the local DMV, you should be OK. Less
I would definite meet with the Planning Dept. for the area the park is located in to see the local zoning ordinances with regard to the property. Some local governments are not allowing mobile homes to be moved into parks, only existing mobile homes can stay.
The homes I have been looking at are already in a lot and not going to be moved. Seems they require credit check, background checks and all kinds of other things from the owner and tenant as you said. Here in Cal. there's a 2016 mobilhome law statute that is good to read.Most park managers love to sell what's going to be sold so they can have control who comes in the park. Its against the law for park managers to involve themselves in a third party sale of any kind check your state laws on park rules.... I am a private investor with vast amounts of experience with thousands of properties bought and sold. Its been a lot of false imformation being spread regarding real estate investing and I must tell you the truth because a lot of people on this site are not educated regarding real estate investing... More are completely ignorant to real estate laws. U cannot sell real estate purchase contracts without a real estate license it falls in a area that you are selling securities without a license and you will eventually get sued. U are not buying the property you are trying to sell paper that's illegally selling securities contracts a dealer you need a license . Why these sites online promote this stuff is so ridiculous and outrageous!!!!....I buy properties at 65% or below market value cash, a so called Wholesaler would have to find a deal at 50%-60% below market for me to pay them a finders fee thru escrow the legal way to arrange the transaction. That's why it's hard for a so called Wholesaler to ever be successful on a regular basis because that's extremely difficult for them to do. I have been buying and selling properties for 32 years and have never seen anyone ever be successful and build wealth doing that it's not a sustainable business model because you own nothing . The best and safest way for a person starting out with no money no nothing in the real estate business and they want to get started doing deals is to be a finder that's how I started 32yrs ago with nothing. Why these hucksters are telling people to put there name on real estate purchase contracts and... More pretending to purchase the house from the homeowner and they have no money and are flat broke is the most stupidest thing in the world to do and why would you want to expose yourself to getting sued when you are starting out?....What you have to be great at is finding great deals and knowing what a great deal is and understanding the numbers having excellent people skills and limiting your exposure of getting sued when you are starting out. You must become a expert in your on backyard your city and find a "For Sale By Owner "off market No MLS property and the owner is motivated to sell at a below market price and stay away from real estate agents and so called Wholesalers they will waste your time with garbage deals and 99% of so called Wholesalers are a bunch of no talent broke wannabe bums with NO MONEY!!!!!.....You must only find deals when you are dealing directly with the property owner and you have one investor that you deal with in your city and stay away from building a complete stupid and so dumb " VIP LIST OF BUYERS" that's the most stupidest thing in the World to do and you are exposing yourself to getting sued. You cannot broker a deal and try to sell a property to a list of buyers and you don't own the property and you don't have a real estate license!!!...It has to be the dumbest thing in the world to do marketing a property to the public and you dont own it its ILLEGAL!!!!!...The right way is to be a finder and get paid a finders fee from your one investor that you deal with and you will get paid your finder fee paid thru escrow when the deal closes.

All you need is one experienced real estate investor and not a fake wannabe broke bum pretending to have money that will waste your time check them out to make sure you are dealing with a real player and they have alot of money to close on any deal you find. The investor will be the person that writes up the real estate purchase agreement and opens up escrow keep your name off everything and never put your name on a real estate purchase agreement if you don't have the money yourself to close the deal.

You will have a finders fee agreement between you and the investor for a great deal you have found and both you and the investor will sign it and you will give that finders fee agreement to the title company and your finders fee is part of your investor closing instructions when he or she puts the money into escrow to close the deal. That's how I started out many years ago and became very successful and working my way up to when I started finally controlling the entire transaction and only was able to move up to ownership where the real money is made and flipping my own properties untiI I built up my cash to over 300k that's when I was able to really get big and move up to the next level area of the business controlling everything because you need at least 20% down for the right hard money loans this is a cash business and you need alot of money for deals and you must have a large credit line against your property holdings. You need millions of dollars to be a real player in the real estate business that's why only a very small percentage get to the next level because it takes many years to get to that point when you start out with Zero!.....Chris Ransom " THE FLIP KING"......"
